Core responsibilities
- Cost analysis: Analyze blueprints, schematics, and project specifications to perform detailed quantity takeoffs for labor, materials, and equipment.
- Supplier and subcontractor coordination: Develop and maintain relationships with vendors and subcontractors to gather accurate and current pricing for materials, equipment, and specialized services.
- Bid and proposal preparation: Assemble and submit detailed, comprehensive, and competitive proposals and bids for different contract types (e.g., lump sum, cost-plus).
- Project scope review: Interpret contract documents to ensure a thorough understanding of the project's scope and identify any potential gaps or overlaps.
- Value engineering: Work with project managers and engineers to identify more cost-efficient alternatives for mechanical systems, materials, and equipment without compromising quality.
- Budget management: Track and manage project budgets, monitor actual costs against initial estimates, and assist in the preparation of change order estimates.
- Project turnover: Participate in project "hand-off" meetings with the operations team to ensure a proper transfer of knowledge from the preconstruction phase.
- Database maintenance: Gather and analyze bid data and maintain a historical cost database to refine future estimates.
Essential skills and qualifications
- Education: A bachelor's degree in mechanical engineering, construction management, or a related field is preferred, but extensive experience may be an equivalent substitute.
- Experience: Proven experience in estimating mechanical systems for commercial or industrial projects, preferred 3 to 5 years.
- Technical knowledge: Strong knowledge of HVAC, plumbing, piping, and other mechanical systems, as well as an understanding of building codes and regulations.
- Analytical skills: Excellent analytical, mathematical, and problem-solving skills to accurately forecast costs and manage complex data.
- Software proficiency: Competency with industry-specific estimating software (e.g., Trimble, Bluebeam, QuoteSoft) is highly valued. Proficiency in Microsoft Office Suite, especially Excel, is also necessary.
- Communication: Outstanding written and verbal communication skills to interact effectively with clients, subcontractors, and internal teams.
- Attention to detail: A high level of accuracy and a meticulous approach are crucial for conducting takeoffs and preparing estimates.
- Negotiation skills: The ability to negotiate prices with suppliers and subcontractors to ensure the best value for the company.
